Q1107. Do foreign real estate buyers in Thailand need MFA-legalized proof of funds?

Answered by the NYC Visa & Translation legalization desk
Thai MFA legalization is generally not the standard requirement for funds evidence in a foreign buyer’s condominium purchase. For a purchase relying on the foreign-currency remittance route, the key evidence normally comes from the receiving bank in Thailand, such as a Foreign Exchange Transaction form or other acceptable bank confirmation. Before transferring funds, ask that bank and the relevant Land Office what evidence and remittance wording they require. Ensure the buyer’s identity and purchase details align across the transfer and sale documents. Other ownership eligibility routes may involve different evidence. A common pitfall is transferring funds in a way that prevents the bank from issuing suitable purchase evidence. Verify funds-document requirements with the relevant Land Office before filing.
