- How much does a visa extension cost?

- What is 90-day reporting?
- Every foreigner staying in Thailand on a long-stay visa must report their address to Immigration every 90 days (TM.47). It can be filed online, by mail, in person, or by proxy. We provide reminders + proxy filing.
- TM.30 vs TM.47 vs TM.7?
- TM.30 = landlord reports foreign guest (24 hours after arrival). TM.47 = 90-day address report by the foreigner. TM.7 = application for extension of stay. All three are separate filings — missing any triggers fines.
- Can I overstay by 1 day without consequences?
- Overstay ≤90 days: THB 500/day, up to THB 20,000. Overstay ≥91 days: blacklist 1 year (voluntary) / 5–10 years (arrested). Avoid at all costs — we file same-day emergency extensions.

Extension of stay is not a new visa
An extension of stay under section 35 of the Immigration Act extends permission to remain that was granted at entry; it does not create a new visa and it does not permit re-entry. Leaving Thailand without a re-entry permit cancels the extension, which is why the re-entry permit is issued in the same visit rather than treated as an afterthought. The distinction also decides which office is competent: extensions are granted by the Immigration Bureau in Thailand, visas by Royal Thai Embassies abroad.
Each extension category has its own evidentiary test. Employment extensions turn on the employer's standing and the applicant's work permit; retirement extensions on age and either a seasoned deposit or monthly income; marriage extensions on the genuineness of the relationship and, where required, income or deposit evidence; education extensions on attendance records at an accredited institution.

How the visit itself is prepared
- Office rule check: Provincial immigration offices apply supplementary local requirements. We confirm the current checklist for the office of jurisdiction rather than working from a national template.
- Document seasoning: Bank letters and statements are dated within the office's acceptance window, commonly a few days, and printed in the format the office recognises.
- Address evidence: TM.30 notification by the property owner must be current; a missing TM.30 is a frequent reason an otherwise complete file is refused at the counter.
- Photographs and site verification: For marriage and employment categories the officer may require dated photographs of the residence or workplace, and in some cases a visit.
- Under-consideration stamp: Many offices grant a thirty-day consideration period before final approval; the applicant must return on the stated date.

- What is the DTV and who realistically qualifies?
- The Destination Thailand Visa is a five-year multiple-entry visa allowing stays of up to 180 days per entry, extendable once per entry by a further 180 days at an immigration office. It targets remote workers employed or contracted outside Thailand, freelancers with foreign clients, and participants in Thai soft-power activities such as Muay Thai training, cooking courses or medical treatment, and it requires evidence of at least THB 500,000 in available funds.
- How is the LTR visa different from the DTV?
- The Long-Term Resident visa is a ten-year visa administered by the Board of Investment for wealthy global citizens, wealthy pensioners, work-from-Thailand professionals and highly skilled professionals, and it bundles a digital work permit, a flat 17% personal income tax rate for the skilled-professional category and annual instead of 90-day reporting. The DTV is cheaper and faster but grants no work permit for Thai-sourced work and no tax privileges.
- Can I work in Thailand on a tourist or DTV visa?
- No — any work performed inside Thailand requires a work permit or an equivalent digital work authorization, regardless of where the employer or client is located. The DTV is intended for work delivered to foreign employers and clients; taking on Thai clients or a Thai employer requires switching to a Non-B or LTR pathway with proper authorization.
- What most often causes a Schengen or UK visa refusal from Thailand?
- The dominant causes are weak evidence of ties to Thailand, bank statements that show a sudden unexplained deposit shortly before filing, inconsistencies between the application form and supporting documents, insufficient or non-compliant travel insurance, and an itinerary that does not match the stated purpose. Refusals are recorded, so a re-application must directly address the refusal ground rather than simply resubmit the same file.
