A Thai condo debt-free clearance certificate needs a NAATI-certified translation only if the Australian organisation receiving it requires that form of English translation. For a Thai property transaction, an English translation is not automatically necessary merely because an owner is Australian. If you are submitting the certificate as financial or property evidence, first ask the Department of Home Affairs, lender, solicitor, or other recipient what it needs. Send the complete certificate, including the condominium juristic person’s stamp, authorised signature, unit details, and issue date. Check the owner’s English name against their passport.
