FAQ
- When to renew a Thai work permit?
- File 30 days before expiry at the Ministry of Labour (DOE). Renewals are aligned with the Non-B visa extension — we file both in one trip to avoid gap days that void the WP.
- Required documents?
- WP-3/WP-5 renewal form, current WP booklet/digital WP, employer's latest PND1/PND53/SSO1-10 (3 months), company affidavit ≤90 days, VAT/BOI cert, employer's balance sheet, employee's passport with valid Non-B and 90-day report.
- Cost & turnaround?
- Fees depend on the documents, destination and urgency. Send your documents for a written quote after review — no prices are published. Any government or embassy fees are set by the authority; verify them directly before filing.
- BOI / IEAT / Treaty-of-Amity difference?
- BOI/IEAT companies file at OSOS (One-Stop Service) with 3-hour approval. General companies file at Chatuchak DOE (5–10 days). We handle both channels.

Renewal is an audit of the last twelve months
A renewal is not a formality. The officer reviews whether the employer still meets the capital and staffing conditions, whether payroll and social security filings are continuous, and whether the foreigner actually performed the position described. Gaps in PND.1 filings, a shrinking Thai headcount, or a company that has changed address without updating its registration are the three findings that most often convert a routine renewal into a request for further evidence.
File early. The practical target is thirty days before expiry, because the work permit and the extension of stay must both be renewed and a lapse in either creates days on which work was unauthorised. Those days are visible in the record at every subsequent filing.
Renewal file, by source
| Item | Source | Why the officer wants it |
|---|---|---|
| Renewal application form | DOE | Declares the continuing position and workplace |
| Current work permit | Employee | Verifies conditions and any endorsements added during the year |
| PND.1 for recent months | Employer payroll | Demonstrates the salary was actually paid and taxed |
| SSO contribution list | Social Security Office | Independent proof of continuous employment |
| Company affidavit within validity | DBD | Confirms the employer still exists and who may sign |
| Latest financial statement | Employer accounts | Tests the capital and viability conditions |
| Passport with valid status and 90-day record | Employee | Links the labour file to a lawful immigration status |
Changes during the year that must be reported first
- Change of employer — a new permit rather than a renewal, filed after the previous one is returned
- Change of position or duties — endorsement on the existing permit before the new duties begin
- Additional workplace or branch — added to the permit, including regular client sites
- Change of company address — updated in the company registration before the labour filing
- Salary reduction — checked against the minimum applied to the nationality and position
Coordinating the extension of stay
- Reconcile the two expiry dates: Where they drift apart, the shorter one governs the working window; aligning them removes a recurring risk.
- Prepare the immigration pack in parallel: Immigration asks for a broadly similar employer set plus office photographs and, at some offices, a site visit.
- File the labour renewal first where possible: The renewed permit is commonly the evidence immigration wants for the extension.
- Complete the 90-day report and re-entry permit: Handling them in the same visit avoids a second queue and prevents an accidental lapse when travelling.
Common mistakes and how we avoid them
More questions we are asked
- How far ahead can I renew?
- Offices commonly accept filings within the last thirty days of validity; earlier submissions are typically returned.
- Does a BOI company renew faster?
- Yes, OSOS handling is materially quicker for a complete file, but the substantive conditions are the same.
- Can I renew after expiry?
- No. An expired permit is not renewable; a fresh application is required, and the intervening period is treated as unauthorised work.
- What if the company missed social security filings?
- Settle and evidence the correction before filing; unexplained gaps are the single most common trigger for further evidence requests.
- Is a new medical certificate needed each year?
- Practice varies by office; we confirm the local requirement before assembling the file.
- Does renewal reset the 90-day reporting cycle?
- No. The reporting cycle runs from the last entry or last report, independently of the labour file.

Frequently asked questions
- What is the Thai-to-foreign staff ratio for a work permit?
- The general rule is four Thai employees per foreign work permit, together with 2 million baht of paid-up registered capital per foreigner, reduced to 1 million baht and two Thai employees where the foreigner is married to a Thai national. BOI-promoted companies, representative offices and regional offices operate under different, generally lighter, requirements.
- Can I start working while the work permit is being processed?
- No — working before the permit is issued is an offence under the Foreigners' Working Management Emergency Decree, with fines of 5,000 to 50,000 baht for the worker and up to 100,000 baht per worker for the employer, plus possible deportation and a two-year ban on re-employment. Preparatory activities such as signing your own employment contract are not treated as work, but performing duties is.
- How long does a work permit take to issue?
- At the Department of Employment a complete application is typically issued within about seven to ten working days, and applications processed through the BOI One Stop Service Center can be completed far faster, sometimes within a day or two. The visa side runs in parallel: a Non-B visa or change of status must be in place before the permit is collected.
- What happens to my work permit if I change employer?
- The permit is tied to the employer, position and workplace, so a change requires a new application by the new employer and cancellation by the old one; you cannot simply transfer the booklet. After cancellation your permission to stay is normally shortened, so the new filing must be coordinated to avoid falling out of status.
