Answered by the NYC Visa & Translation team

Yes, foreigners can own condominium units in Thailand under the Condominium Act, subject to key conditions: (1) total foreign-owned units must not exceed 49% of the building's total unit floor area (2) the purchase funds must be remitted from abroad in foreign currency, with bank evidence (FET form/bank certificate) for the ownership transfer at the Land Department (3) documents such as your passport, the remittance evidence, and juristic person documents are required. Watch out: verify the building's foreign quota before paying any deposit, avoid nominee arrangements which are illegal, and transfer costs have several components. Our team reviews the contract, checks the quota, coordinates the bank remittance evidence, and accompanies you at the transfer. This is general guidance; requirements and fees change — always verify with Thai Immigration, the BOI, the Department of Tourism, or the Land Department before proceeding.
