NAATI Translation — Thai Rental Contract for Australia
A lease is often used to show an address or shared residence for a partner visa, but it is one piece of evidence. Recipients usually consider it alongside utility bills, bank records and other material across time. Provide all pages, annexes and renewals, check every tenant’s spelling against passports, then use a translator verified in NAATI Directory. Translation does not add legal effect and must not add occupants who are not named.

What should you prepare for this document?
- Supply all pages, annexes, renewal forms and signature pages.
- Identify tenants and occupants as written, with passport spellings.
- State the period the recipient wants covered so the relevant leases are selected.
What may lead to a request for replacement documents?
- Missing signature pages or annexes.
- Lease periods that do not cover the requested timeframe.
- A translation adding names or details not in the source.
These are preparation checks, not universal rejection rules. The recipient determines the evidence required.
What should not be guessed or changed?
Do not add a partner’s name the lease omits, shift lease dates to match a relationship timeline, or replace baht amounts with dollar conversions.

From source files to a checked translation

- Agree the quote, delivery date, format and payment conditions.
- Check delivered names, numbers and dates against the source.
- Verify the translator and language direction in NAATI Directory before filing.
Frequently asked questions
Can a lease in my name only support a partner visa?
It can be translated as written but will not show your partner lives there. Recipients usually weigh several items together, such as mail or bills at the same address. Plan supporting evidence rather than asking for a name to be added.
Do annexes and furniture inventories need translation?
That depends on the recipient’s request. Some want the full document; others focus on parties, address and term. Send the full lease for assessment, then agree the scope in writing.
Do several consecutive leases all need translation?
If the recipient wants residence shown across a period, several leases covering it may be needed. State the requested period so only relevant leases are translated.
Can the rent be converted into Australian dollars?
The translation should keep the baht amounts. Conversion depends on the chosen date and rate, so it should not replace the source figures. If requested, provide a separate applicant explanation.
Is an unregistered lease acceptable?
A translator renders the text either way; evidential weight is for the recipient. Ordinary leases are not always registered, but should carry the parties’ signatures and complete details.
Is a condo lease through an agent different?
The principle is the same: render parties, property, term and conditions as written. If an agent or juristic person signs, include that page so the recipient sees who the lessor actually is.
