Power of Attorney — Property Sale/Transfer Certification in Thailand
Owners abroad selling Thai land or a condominium unit usually need the Land Department's own POA form, signed before a Thai embassy/consulate officer or a notary with whatever further authentication the land office requires. Ask the land office where the property is located before signing.

Certification scope and key checks
Name the title deed or unit number, the transaction (sale) and the attorney precisely; vague 'do everything' wording is often refused.
Land officers may contact the owner or request more evidence, so include signed passport copies.
Transfer fees and taxes follow Land Department and Revenue Department rules, not notarial fees.
Documents to prepare
- Completed Land Department POA form
- Copy of the title deed or condo title
- Passport/ID copies of grantor and attorney
- Thai house registration copy if any
Procedure for this document
- Confirm accepted authentication with the land office
- Complete the form fully; leave no blanks
- Sign before an accepted officer
- Courier the original to Thailand and translate foreign-language parts
Overseas use: confirm the recipient’s route
Notarization is not required for every public record, and some uses need no onward legalisation. Confirm whether the recipient needs an original, copy, translation or specific certification before arranging MFA and embassy steps where applicable.
Thailand deposited its accession on 30 June 2026. The Apostille Convention is scheduled to enter into force for Thailand on 28 February 2027. Do not assume Thai Apostilles are available before then. Even after entry into force, document scope and treaty relations with the destination must be checked.
Questions before booking
- Can I use my own POA wording?
- Land offices generally expect their own form; use it and check first.
- Is a foreign notary alone enough?
- It depends on the land office; many require Thai embassy/consulate authentication.
- Can the attorney receive the sale money?
- Only if the power is stated expressly; weigh the risk before granting it.
- Are MFA and embassy legalisation always needed?
- No. Ask the recipient to confirm the certification, language and onward steps. Notarization, translation and legalisation are distinct; do not perform every step automatically.
- How are fees and timing assessed?
- After reviewing the form, copies, signers, language and onward steps, we provide a quote and indicative schedule before work. Authority queues and outcomes are not guaranteed.
- What should I send before booking?
- Send the record type, destination country, receiving authority and its checklist through a direct contact channel. Redact personal information unnecessary for the initial enquiry.
