VAT registration rejected in Thailand: why it happens and how to pass on the next filing

The sign must carry the company name exactly as it appears on the DBD certificate, be installed where it is visible from outside, and be photographed in context with the building. Tight close-ups of the sign alone rarely satisfy the officer.
Premises look unusable for trade
An empty room with no desk, no working area, or a residential unit whose building rules prohibit commercial use all suggest an address held for registration purposes only, which is exactly what the inspection is designed to detect.
Declared activity inconsistent with the evidence
The described activity, sales channels and revenue projection should line up with the objects clause on the certificate and with any supporting material you hold — customer contracts, quotations, a live website, marketplace listings.
Defective authority to file
A power of attorney without the required stamp duty, drafted too narrowly to cover this application, or signed by a person who is no longer an authorised director on the latest certificate, stops the file at the counter before the substance is ever reviewed.
Foreign director without supporting immigration papers

Fix the physical premises before re-photographing
Install or correct the sign, set up the working area that the declared activity would require, and only then take photographs: the building frontage, the sign in context, the entrance, and the interior working space.
