Virtual Office in Thailand — Registration and VAT Ready

An inspectable registered address, landlord consent letter, company signboard, meeting space, mail handling and end-to-end support through incorporation and the Por Por 20 VAT certificate.
Quick answer
A virtual office is valid for Thai company registration and VAT when the company holds a genuine right of occupancy under a service agreement, displays a signboard, has usable workspace and can receive officials on site. Incorporation takes three to seven working days; the VAT site inspection adds two to four weeks.

From no entity to a VAT certificate
- Secure the address: service agreement, consent letter, house registration copy, location map and signboard installation.
- Reserve the name and incorporate: DBD approval usually within three to seven working days once shareholders have signed.
- Obtain the tax ID immediately after the registration number is issued.
- File Por Por 01 at the Area Revenue Branch covering the premises.
- Host the site inspection with a representative and the corporate file on hand.
- Receive the Por Por 20 and begin monthly Por Por 30 filings by the 15th of each following month.
Frequently asked questions
- Is a virtual office valid for company registration and VAT in Thailand?
- Yes, when there is a genuine occupancy right under a service agreement, a consent letter from the party entitled to grant it, an installed signboard, usable workspace and someone able to receive officials. The DBD reviews the documentary right to use the address; the Revenue Department focuses on the physical state of the premises.
- How is this different from a PO box?
- A PO box gives a delivery point only — no occupancy right, no signboard and nobody to answer an inspector. It cannot serve as a registered head office and will not pass a VAT site inspection.
- When is VAT registration compulsory?
- Once annual revenue exceeds 1.8 million baht, the application must be filed within 30 days. Below that, registration is voluntary but still triggers monthly Por Por 30 filings.
- Will the Revenue Department actually visit?
- A site inspection is the norm before the Por Por 20 certificate is issued, which is why we prepare the signboard, workspace, corporate file and an on-site representative.
- Can foreigners use this service?
- Yes, and they often do, because work permits and business visas require an address that can be inspected. We also handle legalisation and certified translation of parent-company documents.
- Will a bank open an account for a company at a virtual office?
- In practice yes, though each bank applies its own know-your-customer standard. Expect to provide a recent affidavit, board minutes, proof of the office and a clear description of the business.
- What happens if we move the registered address later?
- File the change with the DBD, submit Por Por 09 to the Revenue Department within 15 days, and notify your bank, Social Security office and any licensing authority.
- How is pricing structured?
- By the components you actually use — address, mail handling, meeting-room allocation and any registration or tax filing work. We quote per case once the scope is clear.
