Immigration offices can apply rules differently, so confirm with your local office or the embassy before you prepare funds or documents.

The two main retirement visa paths

Foreigners aged 50 and over generally retire in Thailand through one of two routes. The Non-Immigrant O-A (long stay) visa is applied for at a Thai embassy abroad and grants a one-year stay per entry. The Non-Immigrant O visa based on retirement is often obtained first and then extended annually at immigration inside Thailand. Each route has different insurance and financial evidence requirements.

Rules, financial thresholds and insurance requirements are set by Thai government announcements and have changed several times in recent years. Always verify the current requirements with the Ministry of Foreign Affairs, the Thai embassy where you will apply, or the Immigration Bureau before making plans.

Financial requirements

The classic financial evidence for a retirement extension is a deposit of 800,000 THB in a Thai bank account, or a monthly income of at least 65,000 the current official rate (confirm before filing) or a combination of deposit and income totalling 800,000 THB per year. For the Non-O-A applied abroad, proof of funds is typically shown in the home country instead. Embassy checklists differ, so download the checklist of the specific post where you will apply.

For extensions inside Thailand, the 800,000 THB deposit generally must be seasoned in the account for a required period before and after the application. Immigration officers check bank letters and updated passbooks, so plan the timing of your deposit carefully.

Health insurance and medical documents

Health insurance requirements apply to certain retirement visa categories, and the required coverage levels have been adjusted over time. Some posts also require a medical certificate and a police clearance from your home country. Documents issued abroad — police clearances, medical certificates, bank letters, pension statements — commonly need certified English or Thai translation, and some require legalisation.

Living in Thailand on a retirement extension

Retirement stay holders must complete 90-day reporting at immigration, and a re-entry permit is needed before leaving Thailand if you want to keep your extension valid. The extension is renewed annually with fresh financial evidence, so keeping your bank records, insurance and address registration (TM.30) in order throughout the year makes renewals straightforward.
