The four LTR categories

The Long-Term Resident (LTR) visa is Thailand's premium long-stay program with four categories: wealthy global citizens, wealthy pensioners, work-from-Thailand professionals (remote workers for established foreign companies), and highly skilled professionals in targeted industries.

Each category has its own income, investment, or asset thresholds published by the BOI. The visa offers a long validity period, a digital work permit option for eligible categories, and tax benefits for some applicants.

Income and investment thresholds

The thresholds are substantial and verified through documentary evidence: personal income over the required period, investments in Thai assets, or employment with companies meeting revenue or listing criteria. The exact figures are published by the BOI and adjusted from time to time.

Evidence quality matters more than most applicants expect: tax returns, audited financial statements, and employer letters must match the published formats. Informal or self-prepared evidence is a common reason for delays.

Documents and translations

The application file typically includes passports, CVs, employment or pension evidence, tax documents, and corporate documents of the employer. Documents not in English or Thai generally need a certified translation.

Common mistakes

The most common problem is evidence that does not match the published format — bank screenshots instead of statements, employer letters missing required details. The second is applying under the wrong category when another fits better.

Another frequent issue is assuming the LTR replaces all other compliance: holders still have reporting obligations, and the digital work permit applies only to eligible categories.
