FAQ

What Thai legal matters do you handle?
Contract drafting & review (EN/TH bilingual), civil & commercial litigation, labour disputes, IP registration, real-estate due diligence, family law (divorce, custody, adoption), inheritance & probate, corporate M&A, and BOI-adjacent regulatory work.
Bilingual contracts — which language prevails?
Under Thai Civil & Commercial Code the Thai text prevails in Thai courts. We draft parallel EN/TH columns and add a governing-language clause aligning to the client's arbitration seat (Singapore SIAC, Hong Kong HKIAC, or Thai TAI).
Can foreigners own land in Thailand?
Freehold land ownership is prohibited for foreigners except via BOI promotion (rai limits apply) or Thai-majority company. Long lease (30+30+30 years), condominium freehold (foreign quota 49%), and usufruct/superficies are the standard workarounds — each with distinct enforcement risk.
Rates?
Contract review THB 8,000–25,000 per document. Litigation retainer THB 45,000 + court fees + success fee. Real-estate DD THB 25,000/property. Divorce (uncontested) THB 35,000; contested from THB 120,000. Hourly THB 4,500–7,500.
